Moving out is more than just packing up. At GPS Renting, we aim to make the transition smooth for both residents and property owners. This guide outlines everything you need to know—from move-out notice to deposit returns—to ensure a clean exit and protect your security deposit.
1. How Do I Submit My Move-Out Notice? #
All move-out requests must be submitted in writing. You can do this by emailing care@gpsrenting.com or by submitting a message through your portal:

2. What’s the Move-Out Inspection Process? #
To maximize flexibility and maintain safety, we conduct non-in-person move-out inspections. You don’t need to be present, but we recommend taking your own photos and videos on the day of move-out for your records.
Before the inspection:
- If you still have the original lockbox, reinstall it on the front door with one key inside.
- Place all other keys and remotes on the kitchen counter.
- If you’re ready for inspection before the scheduled date, notify us of the earliest available day.
Important:
- Cancelling or rescheduling within 2 business days will incur a $200 fee, plus any prorated daily rent.
- This also applies if we are asked to return for a follow-up visit (e.g., to re-inspect after additional cleaning).
- Inspection reports are usually sent within 48 hours of move-out. If you don’t receive yours, submit a maintenance request via your portal.
3. What Should I Do About Utilities? #
Power and Gas:
Close your utility accounts by the lease expiration date. This includes City of Bellevue water services.
Send the final water bill and proof of payment to utility@gpsrenting.com
Water/Sewer/Garbage:
These utilities often don’t align perfectly with your lease dates, so we may need to prorate charges.

If we don’t receive bills and receipts before inspection, a minimum $500 of your deposit will be held until documentation is submitted.
4. What Condition Should the Property Be In? #
At inspection, the home must be completely vacant and professionally cleaned. Here’s what we expect:
- Carpet: Must be professionally shampooed at least 48 hours before inspection. If pets were present, arrange for appropriate pet treatment.
- Cleaning: The entire house must be professionally cleaned. Minimum charge: $250 + tax.
- Yard: Basic landscaping should be completed.
- Belongings: Remove all personal items. Junk removal has a minimum charge of $150 + tax. Further cleaning charges may apply afterward.
- Repairs: Residents are responsible for damage beyond normal wear and tear. For example, carpet stains or hardwood floor scratches may require repairs across larger areas for uniformity.
Tip: Do not attempt to repair walls unless you’re experienced. Poor patchwork or mismatched paint often leads to additional charges.
5. Are There Any Fees I Should Be Aware Of? #
- Admin Fee: $50 per vendor invoice or service performed by GPS (e.g., cleaning, junk removal, repair).
- Rekeying Fee: $179 (per lease agreement).
- Unresolved Issues: You may still be contacted post-move-out about repairs, cleaning, or utilities.
6. What Is the Timeline for My Security Deposit Return? #
Security deposit returns typically take 2–3 weeks. During this time, we:
- Compare move-in and move-out inspections.
- Consult with the property owner about damages or deductions.
- Calculate outstanding utilities or prorated rent.
Once finalized, a deposit refund letter is sent outlining itemized deductions (if any).
7. How Can I Speed Up My Deposit Return? #
Here’s how you can help us expedite your refund:
- Add your banking info in the resident portal for faster ACH payment.
- Leave the home in excellent condition.
- Submit all cleaning and utility receipts before inspection.
- Pay and close out all utility accounts.
- Let us know if your home will be ready for inspection early.
8. Is There a Move-Out Incentive? #
