Resident Screening Process

Once prospective residents tour your property, they may choose to submit an online rental application. At GPS Renting, we conduct a thorough screening process to ensure applicants are well-qualified and a good fit for your home.

1. What We Screen For #

Each application is reviewed based on the following:

  • Credit history – We assess financial behavior over time, not just the score
  • Rental history – We verify past performance with prior landlords
  • Income verification – We confirm sufficient and stable income
  • Landlord references – We contact former landlords when available
  • Criminal background – Only where permitted by law (not in Seattle)

2. What You’ll Receive as the Owner #

AOnce an applicant is reviewed, we provide you with a summary including:

  • A high-level overview of their credit standing
  • Number of occupants and any pets
  • Notes on rental history and any concerns
  • Our professional recommendation

In accordance with privacy regulations, we do not share full credit reports or applications. However, we ensure you receive the relevant information needed to make an informed decision about moving forward.

3. Fair Housing Compliance #

All applications are reviewed using consistent and compliant criteria in accordance with Federal, State, and Local Fair Housing laws. Our team has screened thousands of applicants over the past decade, and our process is designed to be fair, thorough, and legally sound.
