Pet Policy

Seattle-area residents love their pets. In fact, recent data shows there are more dogs than children living in the city. Based on our leasing experience, over 50% of applicants have at least one pet.

As a property owner, your pet policy can significantly influence application volume, vacancy periods, and rental income. While you’re always free to prohibit pets, we recommend allowing pets on a case-by-case basis unless your HOA restricts them.

1. Our Default Listing Approach #

Unless otherwise instructed, GPS Renting lists properties with the language:
“Pets considered on a case-by-case basis.”

This approach:

  • Opens the door to more applicants
  • Maintains flexibility and owner control
  • Aligns with Seattle market expectations

2. Pet-Related Benefits #

Allowing pets can provide financial advantages:

  • Pet rent typically adds $25–$50 per month, per approved pet
  • Additional deposits are required to cover potential pet-related damage
  • Well-qualified pet owners are often long-term, stable residents

3. How We Evaluate Pet Requests #

If an applicant has a pet, we collect the following:

  • Type and number of pets
  • Breed and age
  • Behavior and temperament history
  • Landlord references that include pet behavior
  • Proof of licensing and vaccinations (if required)

This information is summarized and shared with you so you can make an informed decision. We do not make final pet approval decisions without your input.

Final Notes #

If you prefer no pets, just let us know and we’ll note it clearly on your listing. If you’re unsure, starting with a case-by-case approach gives you flexibility without long-term commitment.
