Getting Your Property Ready for Listing

“Rent-ready” means the property is clean, safe, functional, and presents well to prospective residents. A well-prepared property typically results in shorter vacancy periods, stronger applications, and better long-term outcomes.

To help guide the process, we’ve outlined a checklist of items we recommend you complete before our inspection and listing date. If needed, we’re happy to recommend trusted contractors or cleaning professionals.

1. Rent-Ready Maintenance Checklist #

The following items should be reviewed and addressed before listing:

  • Test all GFCI outlets and confirm proper operation
  • Check all outlets for functionality; tighten loose plates and install covers
  • Inspect caulking around sinks, tubs, faucets, and toilets
  • Check under all sinks for leaks or signs of moisture
  • Ensure sink stoppers and drain plugs are installed and working
  • Confirm bath and kitchen vent fans operate properly
  • Clean or replace microwave filters (if applicable)
  • Replace or clean furnace filters
  • Schedule HVAC servicing if not done in the past 12 months
  • Test and install smoke and carbon monoxide detectors
  • Verify all light bulbs are installed and working
  • Confirm all doors, closets, and sliders open and close properly
  • Add door stoppers where needed to protect walls
  • Repair or replace damaged window screens
  • Ensure all windows lock and blinds function properly
  • Touch up interior paint as needed

3. Items to Leave in the Property #

The following items can remain at the home:

  • Extra paint for touch-ups
  • Spare furnace filters
  • Replacement light bulbs

4. Items to Remove Before Listing #

To ensure a clean and clutter-free presentation, please remove:

  • All furniture
  • TVs and TV mounts
  • Wall décor or personal decorations
  • Personal belongings
  • Unwanted gardening tools or lawnmowers
  • Extra appliances not part of the lease (e.g., secondary refrigerators)

Note: Leaving behind extra items may create future maintenance obligations for the owner if they break or deteriorate.

5. Cleaning Checklist #

Homes must be professionally cleaned prior to listing. If you plan to use your own cleaning provider, please share the receipt with your GPS Renting contact as part of onboarding.

Exterior & Entry Areas

  • Sweep entryways, walkways, and patios
  • Trim lawn and shrubs; remove weeds and overgrowth
  • Check and test irrigation systems

General Interior

  • Remove dust and cobwebs from corners and ceilings
  • Spot-clean marks or stains on walls
  • Dust and clean ceiling fans and light fixtures
  • Clean blinds and window sills
  • Wash accessible interior and exterior windows
  • Wipe down light switch plates, baseboards, and door edges

Kitchen

  • Clean inside cabinets, drawers, and under sinks
  • Clean all kitchen appliances inside and out
  • Wipe microwave interior and underside
  • Wash vent filters above the stove
  • Sanitize sinks and faucet fixtures

Bathrooms

  • Clean all cabinetry and drawers
  • Sanitize tubs, toilets, and sinks
  • Clean air vents and fan covers

Laundry Area & Garage

  • Clean the dryer lint trap
  • Remove debris, trash, and personal items from the garage
