Can I Break My Lease If I’m Buying a Home?

Yes! If you’re buying a home and currently leasing with GPS Renting, you may be eligible for a flexible lease break with reduced fees—if you choose to work with our partner real estate agent. This program is designed to help ease your transition into homeownership.

1. What Are the Benefits of Using GPS Renting’s Partner Agent? #

When you work with our partner agent to purchase your home, a portion of their sales commission can be applied to offset lease break-related costs. Here’s what may be covered:

  • Leasing fee (50% of one month’s rent)
  • Vacancy rent and utility costs between your move-out and a new tenant’s move-in
  • Repair costs not normally covered by the security deposit (standard cleaning and damage beyond normal wear and tear are still your responsibility)

Maximum coverage is 25% of the commission received by our partner agent.

2. Are There Any Conditions? #

Yes. This offer is:

  • Subject to owner approval — if the owner does not approve the flexible lease break, the offer will not apply.
  • Only valid if you work with our partner agent — you may still use your own agent, but no reimbursement will be offered in that case.

Please note: GPS Renting may receive a referral fee from the partner agent as part of the transaction.

3. What Are My Responsibilities? #

Even with this program, you are still responsible for:

  1. Rent and utilities until a new resident moves in or your lease ends—whichever comes first.
  2. Tour coordination while you’re still living in the property. You’ll need to provide an email for potential applicants. We recommend creating a separate email address for this purpose.
  3. Deposit policy compliance — security and pet deposits become non-refundable. We will ask the owner if they are willing to return a portion based on condition and costs, but refunds are not guaranteed.
  4. Transition rent — we’ll list the home as available two weeks after your move-out date to allow for cleaning and repairs, and you’re responsible for rent during that transition period.

Example:
If your move-out date is January 2, the listing will show availability starting January 16. You will pay rent through the 16th.

Reimbursements from the agent’s commission occur after the lease break and move-out process is fully completed.

4. How Do I Start? #

5. What If I Don’t Use the Partner Agent? #

That’s totally okay—you can still break your lease through our standard lease break process. While you won’t receive fee coverage, GPS Renting remains committed to helping you transition respectfully and fairly.
